Project Outline

Consara Construction Ltd were contracted by Legendre UK to complete demolition of the existing building to enable the 46,000 square foot new office development at Parsons Green. This included enabling works & full demolition of the existing 4 storey building to basement level.

Scope of Works

Full demolition of the 4 storey Alexander House office building to basement level & demolition of the adjacent garages.
Demolition of the 2 storey Mews House.
Protection of the existing UKPN substation for the duration of the demolition works.
Full asbestos strip and removal of the existing building prior to demolition, notifiable to the HSE.
Installation of temporary works façade retention scheme, temporary propping and party wall weatherproofing.
Oxyacetylene burning of structural steel members.
On site material processing & testing to construct piling rig working platform.
Design and installation of demolition scaffold.

Key Challenges

» Very restricted vehicle access into site via the Peterborough Mews. This access road needed to remain open and accessible to neighbouring residents and businesses at all times. Required intensive logistics management to ensure vehicular deliveries/collections caused minimal disruption.
» Restricted HGV movement times due to local schools.
» 5 party wall locations across the site required excellent management and protection of shared boundaries.
» Existing live UKPN substation within the footprint of the demolition works required a designed protection system for the duration of the scope.
» Notifiable asbestos exposed during demolition works not identified in initial survey undertaken by client.

Key Facts

Over 1200m3 of demolition material processed and removed from site.
Circa 350m3 of material processed on site to 6f2 specification for use in the piling mat construction.
Over 200 linear metres of 650mm deep base slab saw cut and broken out for piling works.
